GNAR reporting a sales increase of 15.8% compared to last July...

WCAR reporting a sales increase of 26.2%...

Tennessee Real Estate Data -- June 2011



June 2011 real estate search results are in and Nashville, TN was the #53 most searched market in the country in June 2011, based on data released today by Realtor.com, the #1 homes for sale real estate web site.

 

Median list prices for homes in Nashville, TN hit $189,900 in June 2011, a -0.05% decrease from one year ago this month, and 0.00% increase from May 2011.  The national median list price in June 2011 was $189,900, a -0.05% decrease compared to June 2010.

 

Active for sale inventory of homes in Nashville, TN in June 2011 leveled out at 13,317, a -18.53% decrease compared to June 2010.  National inventory counts for June 2011 were 2,339,395, a -15.78% decrease as compared to a year ago. 

 

The median age of inventory in Nashville, TN in June was 79 days, a 5.33% increase compared to May 2011.  Nationally, the median age of inventory was 93 days, 1.09% increase compared to May.

Tennessee Real Estate Data from Realtor.com--April 2011

April 2011 real estate search results are in and Nashville, TN was the #54 most searched market in the country, based on data released today by Realtor.com, the #1 homes for sale real estate web site.

 

Median list prices for properties in Nashville, TN hit $189,900 in April 2011, a -2.43% decrease from one year ago this month, and 1.99% increase from March 2011.  The national median list price in April 2011 was $191,900, a -4.00% decrease compared to April 2010.

 

Active for sale inventory of homes in Nashville, TN in April 2011 leveled out at 12,806, a -18.13% decrease compared to April 2010.  National inventory counts for April 2011 were 2,268,656, a  -8.25% decrease as compared to a year ago. 

 

The median age of inventory in Nashville, TN in April was 73 days, a -5.19% decrease compared to March 2011.  Nationally, the median age of inventory was 95 days, a -12.04% decrease compared to March.

Southeast Housing Survey Results

Below are the latest results from the D6 Residential Real Estate Survey.  The survey was conducted March 7-16 reflecting activity in February 2011 and include responses from 90 Residential Brokers and 47 Home Builders.

According to D6 brokers, home sales growth was similar to the year earlier level in February; the majority continued to report that sales were flat to slightly up on a year-over-year basis.

Reports from Florida brokers were unchanged in February; more than half continued to report year-over-year gains while half of brokers outside of Florida reported declines.

D6 builders reported that new home sales remained weak in February.  Most builders continued to report sales were flat to slightly down compared with a year earlier.

D6 builders indicated construction activity remained weak in February but declines moderated while nationally single-family home starts weakened further.  


D6 contacts continued to report significant downward pressure from short-sales, REOs and pending foreclosures. Two-thirds of brokers reported annual home price declines in February compared with 63 percent in January.

CoreLogic reported that January home prices including distressed home sales continue to weaken while the index excluding distressed homes improved.  


Despite the absence of a housing stimulus that was in play last year, the overall outlook among D6 brokers and builders improved in February.

Southeast Housing Survey - Fed Reserve

Below are the latest results from the D6 Residential Real Estate Survey.  The survey was conducted February 7-16 reflecting activity in January 2011 and includes responses from 105 Residential Brokers and 49 Home Builders.  

Note: The black line represents National indicators with data through November 2010 while, the survey data is through December 2010.

According to D6 brokers, home sales growth exceeded the year earlier level in January in line with national sales; the majority reported that sales were flat to slightly up on a year-over-year basis.

Gains among Southeast brokers was largely driven by reports from Florida contacts.  More than half reported year-over-year gains.

D6 builders reported that new home sales remained weak in January but year-over-year declines continued to moderate.

D6 contacts continued to report significant downward pressure from short-sales, REOs and pending foreclosures. Sixty-three percent of brokers reported annual home price declines in January compared with 68 percent in December.

Despite the absence of a housing stimulus that was in play last year, the overall outlook among D6 brokers continued to improve in January while close to half of builders expect flat sales over the next several months.
